The short answer

Papillion and La Vista sit next to each other just south of Omaha in Sarpy County. They share the Papillion La Vista Community Schools district, though some addresses fall in other districts. Papillion has a historic downtown and lots of newer subdivisions. La Vista is more compact, built mostly in the 1960s through the 1990s, and its newer City Centre area includes The Astro amphitheater. Recent six-month median sold prices in Papillion were around $435,000, and La Vista usually comes in lower.

Papillion vs. La Vista

Papillion
Downtown plus newer subdivisions

Downtown Papillion has Sumtur Amphitheater and the Papillion Landing rec center. Head south or west and you'll find newer homes, many built after 2000.

La Vista
Established, compact, close to I-80

Mostly ranches and split-levels from the 1960s to the 1990s, with easy access to 84th Street and I-80. City Centre added restaurants and a concert venue to the middle of town.

Nearby
Offutt and Werner Park

Offutt Air Force Base is a short drive south and east, which brings a lot of military buyers here. Werner Park, home of the Storm Chasers, is just west.

Things that catch buyers off guard

Sarpy County taxes are their own story. Levies vary by city, school district, and SID. A Papillion address in a newer subdivision can carry a noticeably higher rate than a La Vista home at the same price.

Not every Papillion address is in Papillion La Vista schools. Some fall in Millard, Springfield Platteview, or other districts. Check each listing.

The military calendar moves the market. Offutt transfers bring waves of buyers in late spring and summer. Listing or buying outside that window can mean less competition.

Questions I get asked

Is Papillion or La Vista closer to downtown Omaha?

La Vista, by a few minutes. From most of La Vista you can reach downtown in about 15 to 20 minutes via I-80.

Can I use a VA loan here?

Yes, and many buyers do because of Offutt. VA loans work for everything from ranches to new construction. Talk to a lender who closes VA loans regularly.

Which one is better value?

For the same budget, La Vista usually gets you more house in an older neighborhood, and Papillion usually gets you a newer house with a smaller footprint. It depends on which you'd rather have.

Papillion median from Nebraska MLS closings over the six months ending mid-2026. Confirm school assignment and tax levy for each property.
