The Omaha Home Buyer's Guide
Everything you need to move from "maybe someday" to keys in hand — explained in plain English, start to finish.
A quick note from Hope
Buying a home is one of the biggest decisions you'll ever make — and it should feel exciting, not overwhelming. Over 200 Omaha families have trusted me to guide them through it, and I've written this guide to demystify the whole process before we even sit down together.
Read it at your own pace. Then, whenever you're ready, reach out and we'll build a plan around your goals, timeline, and budget.
The path to your Omaha home
1 Get your finances readyCheck your credit, gather recent pay stubs and tax returns, and get a sense of your comfortable monthly payment. Small credit improvements now can mean a better rate later.
2 Get pre-approvedA lender confirms how much you can borrow and gives you a pre-approval letter. In Omaha's market, sellers take offers from pre-approved buyers far more seriously. I'm happy to connect you with trusted local lenders.
3 Define your must-havesBedrooms, commute, school district, yard, style. We'll separate the non-negotiables from the nice-to-haves so your search stays focused.
4 Tour homesI'll set up showings and share honest opinions on each home — including the things that don't show up in photos. We'll move quickly when the right one appears.
5 Make a smart offerUsing recent comparable sales, we'll craft a competitive offer with the right price and terms — then I negotiate hard on your behalf.
6 Inspection & appraisalA home inspection protects you from surprises; the lender's appraisal confirms the value. If issues come up, we'll renegotiate repairs or credits.
7 Close & get your keysYou'll sign, we'll do a final walk-through, and the home is officially yours. Welcome home!
What you'll budget for
Down paymentOften 3–20% of the price. Many buyers put down far less than they think — some loan programs allow 3–5%.
Earnest moneyA good-faith deposit (typically 1% of the price) that shows the seller you're serious. It's applied to your purchase at closing.
Closing costsUsually 2–5% of the price — lender fees, title, taxes, and insurance. Sometimes we can negotiate seller help.
InspectionA few hundred dollars, paid up front. Worth every penny for the peace of mind and negotiating power.
