The short answer

Benson and Midtown are where Omaha gets walkable. Benson is centered on Maple Street, with bars, live music, and First Friday art walks, surrounded by bungalows from the 1910s through the 1940s. Midtown covers the Blackstone District, Midtown Crossing, Gifford Park, and Field Club, with a mix of grand older homes, duplexes, and condos. You get character and a short drive to downtown. You also get older-home maintenance and less parking.

Pocket by pocket

Benson
Maple Street and the bungalows

There are live-music venues, restaurants, and First Friday art walks along Maple Street. Most homes are 1–1.5 story bungalows and cottages, often among the more affordable walkable options in the city.

Blackstone
Farnam between 36th and 40th

A dense block of restaurants and bars in old brick buildings, surrounded by apartments, condos, and big older homes.

Midtown Crossing
Turner Park and condos

Condos and apartments around Turner Park, which hosts free summer concerts. A good fit if you want to lock the door and leave.

Field Club
Older homes near the trail

Large 1900s–1920s homes near the Field Club Trail, with mature trees and front porches. They need more upkeep, and most buyers know that going in.

Buying an older home in this part of town

These neighborhoods are mostly 80 to 110 years old, so the inspection matters more than the staging. Always get a sewer scope. Expect a lead-based paint disclosure on anything built before 1978. Check the EPA's yard-soil records for lead on any property east of 72nd Street.

Parking is the other surprise. Many homes have a detached one-car garage off an alley, or just street parking. Visit on a Friday night before you fall in love.

Questions I get asked

Is Benson part of Omaha?

Yes. Benson was its own town until Omaha annexed it in 1917. Today it's a neighborhood in north-central Omaha.

Are condos in Midtown a good first purchase?

They can be. Before you write an offer, read the HOA budget, the reserve study, and what's covered. A low HOA fee with no reserves can mean a big special assessment later.

Can I walk to things from most of these homes?

From homes near Maple Street, Blackstone, or Midtown Crossing, yes: coffee, dinner, and a show without the car. A few blocks out, it's still a short drive or bike ride.
